Guest room rates include all sales and occupancy taxes. We offer a 10% discount for bookings of a week or longer. There is a two-night minimum for all bookings. All rates are subject to change. See our booking page for further details.

A note about taxes

Our quoted rates include all taxes—these are the actual amounts that you will pay. We do this to simplify your travel planning, and to avoid “sticker shock” for you. However, most guest houses and hotels quote their ratess without taxes. In New York State, there is an 8.875% sales tax that must be collected for any lodging. Hotels or guest houses with more than one unit must also collect New York City occupancy tax of 5.875% plus $2/room/night. Finally, in New York City there is a $1.50/night New York State hotel unit fee that should be collected, although often it is not. All together, these can add up to 15-18% over the quoted rate. Please keep this in mind when comparing our rates with other guest houses or hotels.
